New-build and refurb in £29m school redevelopment
21st April 2015

Key elements from the glazing systems portfolio of architectural aluminium supplier KAWNEER feature on the new-build and refurbishment aspects of a secondary school’s £29million redevelopment.

Kawneer’s 50mm wide AA®100 zone-drained horizontally-capped and mullion-drained structurally glazed curtain walling, AA®543 tilturn windows, and medium-duty swing and series 190 heavy-duty welded doors were installed by approved specialist sub-contractor Leay on the John Roan School in the Royal London Borough of Greenwich.
Funded by the BSF (Building Schools for the Future) programme, the existing John Roan School of 1,400 pupils was extended to 12,700m2 across a split-site campus comprising the Westcombe Park new-build and Maze Hill refurbishment.

The Westcombe Park building totals a 7,600m2 flexible, transformational learning environment for the middle years 9, 10 and 11. Accommodation includes a sports and amenity building which can be operated independently for the community.

Also designed by architects John McAslan + Partners, the £8.6million refurbishment of the Maze Hill building proved more complex, it being a Grade ll listed Victorian building within a Conservation Area and the Greenwich Park World Heritage Site. There were also a number of listed items within the two-storey building, including a staircase, ornate stonework and a clock tower.

Work to the solid brick construction originally built in 1927 required sensitive restoration work in addition to sympathetic extension plans. Original Crittal windows and face brick required a full overhaul and new materials were selected in conjunction with the client’s key satisfaction criteria, Grade ll listing requirements, and the cost budget.

The existing school remained in operation throughout the works, requiring work-around solutions for peak school term periods such as GCSE and A-level exams. Works by main contractor Wates Construction were divided into six phases to allow the school to function continuously.
